Key points
- Duty is based on dutiable value with specific NT rules and concessions.
- Check the current NT Government guidance for the applicable duty and exemptions; do not assume interstate foreign-purchaser surcharges apply in the NT.
Current concessions and exemptions
- The House and Land Package Exemption may apply to qualifying contracts signed from 1 July 2022 through 30 June 2027.
- The qualifying house-and-land package exemption is not means tested and has no property value cap, but the official eligibility conditions must be met.
- The Territory Home Owner Discount and Senior, Pensioner and Carer Concession closed for contracts signed on or after 1 July 2021.
- No current NT foreign purchaser stamp duty surcharge was identified in the official NT sources reviewed. Do not assume that surcharges applying in other states apply in the NT.
Worked example — $600,000 property
For a general NT conveyance with a dutiable value of $600,000, the current general rate for values over $525,000 but under $3,000,000 is 4.95% of the dutiable value.
- Calculation: $600,000 × 4.95% = $29,700
- Total stamp duty: $29,700
This example uses the general NT conveyance duty rate only. An exemption or other transaction-specific treatment can change the amount payable.
